Guest Occupancy: The maximum limit is 10 guests. Only registered guests are permitted on the property. If you’d like to request an exception for additional visitors, please message us in advance (unauthorized guests will incur a $200/person fee). The primary guest must provide a valid photo ID prior to stay. Gated Community & Parking: We are located in a private, gated community. A $50 vehicle permit fee (valid for up to 7 days) is payable directly to the gate attendant upon arrival. To avoid entry delays, please message us the first and last names of all drivers in your party as soon as possible so we can pre-register you. Please ensure all vehicles are parked entirely within the driveway; blocking the sidewalk may result in local code enforcement citations. Community Quiet Hours: To remain in compliance with our private HOA guidelines, strict quiet hours are enforced from 10:00 PM to 7:00 AM. Please keep all outdoor noise, music, and voices to a minimum during these times. Unresolved noise complaints or neighbor disturbances may result in a local code enforcement fine and immediate termination of your stay. No Parties or Events: We maintain a strict zero-tolerance policy for parties, gatherings, or events. Any unauthorized events will result in immediate cancellation of your stay and a minimum $1,000 fine. Dog Policy (Pre-Approval Required): We happily welcome up to 2 well-behaved, crate-trained dogs (over 1 year old and under 50 lbs) with prior approval. No puppies, cats, or other animals are permitted. Pet Care: Dogs must stay off uncovered furniture and bedding (excessive fur or linen damage will incur a $200 fee). Please clean up all pet waste from the yard. Unannounced animals or left-behind waste/excessive hair will result in separate fees of $250 and $300 respectively. Strict No Smoking Policy: Smoking of any kind is entirely prohibited indoors and across all outdoor areas (backyard, patio, deck). Discovery of cigarette butts anywhere on the property will result in a $500 fine. Don't Touch the Tech: For safety and compliance, security cameras, Wi-Fi routers, smoke detectors, and noise monitors are active. Moving, covering, or disabling any of these devices will result in a $500 fine and immediate eviction without a refund. Please ensure the garage door is fully closed at all times to keep out local wildlife. If you used the outdoor grill, please make sure the propane valve is tightly turned off. EV Charging: We provide a Level 2 Wallbox charger. Guests must provide their own charging adapter (Tesla or J1772) to ensure compatibility with their specific vehicle We’re Here to Help: If anything is broken, malfunctioning, or not meeting your expectations during your stay, please let us know immediately so we can fix it right away and ensure you have a wonderful visit! You will have full access to the entire home, the 2-car garage, and the spacious driveway. As our guest, you also gain access to the Pine Mountain Lake private amenities (some fees apply): The Lake: Swimming at 3 sandy beaches, boat rentals at the Marina, and fishing. Recreation: 18-hole championship golf course, tennis, and pickleball courts. Dining: The Grill at Pine Mountain Lake (Country Club) and the Lakeside Café. Adventure: Equestrian center for trail rides, hiking paths, and an archery range.
